Can you hold a place before I apply?

A property is held only after an application is complete and approved and the security deposit has been paid. Delayed move-in holds are limited to 14 days, and prorated holding days may be deducted if the applicant does not move forward.

Do I pay first and last month's rent with the security deposit?

No. J R Grace Realty does not collect the last month's rent, and security deposits are not used for rent payments.

How old must an applicant be?

Applicants must be at least 18 years old to apply for a lease.

Is the security deposit refundable?

Yes. Security deposits are refundable subject to the lease, property condition, outstanding charges, and applicable law.

Who may need a cosigner?

An applicant who cannot qualify through the standard credit, financial, history, or rental-history review may need a guarantor who can qualify.

How do I apply for a property?

Open the home in Rental Search and use its Apply Now link to continue through the secure application portal.

How do I pay rent?

Residents can pay online by bank account or credit card, or use approved cash or check payment locations such as Walmart or H-E-B.

What should I do before getting a pet?

Request approval in writing. Once approved, complete the required pet addendum, deposits or fees, and screening requirements before bringing the pet to the property.

Who pays for repairs?

The responsible party depends on the cause. Resident-caused damage is charged to the resident; owner-responsible building or age-related repairs are charged to the owner.
